Job Description

We're looking for a hands-on and experienced Facilities Manager to lead the daily operations, maintenance, and safety of our facilities. This role demands practical knowledge of building systems and a proactive approach to maintaining a safe and efficient work environment. You'll report directly to the Director of Operations.

Primary Responsibilities

  • Supervise or directly perform routine maintenance, repairs, and troubleshooting of building systems, including HVAC, plumbing, electrical, house vacuum systems, and air compressors.
  • Apply general knowledge of cleanroom and humidity-controlled operations.
  • Oversee tasks related to building and grounds maintenance, such as renovations, expansions, and improvements.
  • Manage the work of technical maintenance staff, contractors, and subcontractors.
  • Prioritize and respond to maintenance requests based on urgency and resource availability.

Key Duties

  • Lead the response to urgent facility issues (e.g., power outages, leaks, equipment failures, safety hazards) by performing hands-on troubleshooting and repairs for immediate resolution.
  • Plan, estimate, and oversee facilities projects, including managing labor, materials, and equipment costs to align with budgetary goals.
  • Perform or facilitate inspections of all areas of the organization's grounds and facilities to proactively identify and address maintenance or upgrade needs.
  • Oversee construction and design projects, ensuring compliance with applicable codes, regulations, architectural standards, and contractual obligations.
  • Maintain comprehensive records of facility operations, including maintenance schedules, inspections, and compliance documentation.
  • Ensure full compliance with all safety regulations, including OSHA standards, fire codes, emergency protocols, and environmental requirements.
  • Serve as the primary point of contact for facilities-related needs, fostering strong communication and collaboration with internal departments and leadership.
  • Manage and track design documentation and as-built records for all construction and infrastructure projects.
  • Apply advanced knowledge of facilities management principles to independently handle complex maintenance or operational tasks and make informed process decisions.
  • Assist with preparing the yearly facilities management budget, focusing on cost-effective solutions and preventative maintenance.
  • Perform additional duties as required to support the safe and efficient operation of all facilities.

Required Skills & Abilities

  • Skilled in hands-on repair and maintenance across a range of building systems, with the ability to troubleshoot independently.
  • Strong technical aptitude in electrical, HVAC, high voltage systems, and other building systems.
  • Comprehensive knowledge of facilities planning, preventive maintenance strategies, and ensuring full compliance with local, state, and federal regulations.
  • Understanding of local, state, and federal building codes, ordinances, and regulations.
  • Proven ability to manage large-scale projects, including contractor oversight and vendor negotiations.
  • Excellent organizational and communication skills, with the ability to delegate and manage multiple priorities.
  • Working knowledge of building design and construction principles, including the ability to read and interpret blueprints, construction drawings, and specifications.
  • Ability to oversee the implementation of departmental policies and procedures, evaluate operational performance and outcomes, and contribute to budget development, strategic plans, and policy improvements.

Education & Experience

  • Eight years of related experience required, including some prior management experience.
  • Strong decision-making skills, project management experience, technical expertise, attention to detail, and the ability to meet deadlines.
  • HVAC license.
  • Forklift Certification preferred.

Physical Requirements

  • Ability to stand, walk, or sit for extended periods.
  • Ability to physically access all interior and exterior parts of the facilities.
  • Ability to lift up to 50 pounds occasionally.
  • Ability to traverse all facilities in all types of weather.
